Resort-Style Amenities for Multifamily Clubhouses: 5 Design Strategies to implement so Residents Never Want to Leave
Developers know this: standout amenities drive leasing velocity, slash turnover, and justify premium rents, especially in hyper-competitive Florida multifamily markets.
In this post, I'm sharing the five proven design strategies we use right now in our projects to build resort-style multifamily amenities that boost leasing, retention, and resident obsession. These aren't generic tips; they're pulled from hospitality trends actively reshaping the Florida multifamily designs we're delivering today.
The Non-Negotiable: A Killer Concept
When we design Clubhouse Amenities, our goal is to create a community that truly make residents feel as if they’re living on a permanent vacation. Before any design hits the drawing board, there's one thing that can't be skipped: the concept.
A strong concept is the why behind every single decision…every spec, finish, layout, and experience. It's what gives a space real integrity. Without it, no amount of beautiful furniture, trendy materials, or Instagram-worthy details can save the design. This is the line between decoration and true design.
The concept has to be unique to the property's brand, location, site conditions, and demographic. It should feel authentic, intentional, and fully integrated—then layered with the quality and polish of a luxury resort so residents live that vibe 365 days a year.
Residential First, Not Soft-Commercial
Multifamily clubhouses get labeled "soft-commercial," but we don't design them that way. These are residential environments. They should scream warm, familiar, and insanely comfortable…the kind of place where you spot the sofa you want to sink into immediately, the fireplace you want to linger by, the lounge that becomes your go-to for wine nights, game nights, or just connecting with neighbors.
When done right, these amenities quietly spoil residents—delivering a full resort-hotel lifestyle every single day. Think back to the resorts you've vacationed at: they all felt different (tailored to demographic and concept), but they nailed that seamless blend of comfort, convenience, and a crafted vibe that's artsy, inspiring, and never accidental. It's thoughtful design that turns a clubhouse into home.
1. Lobby as a Lasting First Impression
The lobby sets the emotional tone for the entire property. A well-designed lobby should spark that same sense of awe every time someone walks in... even if they've passed through it a hundred times already. We're not talking over-the-top excess here; it's quiet luxury that feels effortless, uplifting, and genuinely human-centered. This is design that gets how space quietly influences mood, spirit, and psyche, making people feel elevated without even realizing why.
Everything ties back to the core concept: materiality, lighting, scale, art, all singing the same song. From the leasing concierge (or that sleek non-desk vibe) to branding, intuitive wayfinding, a killer coffee bar, and those perfect seating moments—every element feels curated, not just dropped in place.
Layer in the sensory magic: textures that beg to be touched, lighting that dances across surfaces and plays with shadows, sculptural pendants dropping dramatically in double-height spaces, subtle water features for that soothing trickle, biophilic views pulling the outside in (think lush plantings or framed greenery that lowers stress on sight), and statement communal tables that double as functional art. These are the little arrivals moments that turn a daily entry into a true resort welcome.
And let's be real, it's the space where everyone looks amazing in their quick iPhone selfie. That glow from strategic lighting, the flattering scale, the effortless backdrop...it quietly makes residents feel good about where they live, boosting that daily pride and connection that keeps them renewing leases year after year…because they never want to leave.
2. Resort-Style Pools, Rooftop Lounges, & Outdoor Spaces
Who doesn’t want a backyard that feels like a boutique resort? Who doesn’t love Nature?
In current and future multifamily design, especially here in Florida where outdoor living is basically mandatory, these spaces are game-changers for leasing velocity. We're ditching basic lawns for lush, biophilic escapes that make residents feel like they're on permanent vacation. Turn ordinary outdoor areas into oases with intentional landscaping: native plants, layered greenery, and views that lower stress the second you step out.
Picture this: shaded cabanas draped in flowing curtains that catch the breeze, lit by soft candles at dusk. Outdoor kitchens built for effortless entertaining. Think built-in grills, pizza ovens, and bars that turn sunset happy hours into events. Flames dancing from sleek fire pits or linear burners, cozy sectional seating that begs you to linger with neighbors or a good book. And the pools? Zero-edge infinity details that blur water into sky, disappearing walls or massive sliders that fling open to connect indoor living seamlessly with these creative, sexy outdoor zones.
We've had clients go next-level with on-ground Zen gardens that scream serene resort vibes. Raked gravel, strategic boulders, and minimalism that calms the chaos. And cold plunge pools? They're exploding in popularity as luxury biohacking retreats…or a sauna for that contrast therapy hit…residents rave about it in reviews.
The beauty is, you don't need a massive budget to nail this. Nature is (almost) free. Strategic landscaping, smart lighting, and thoughtful details deliver huge impact. At least those golden-hour sunset shots for Instagram are gratis, and suddenly your property becomes the one everyone's dying to live in, posting "home sweet resort" captions that do the marketing for you.
These outdoor amenities aren't just pretty, they're a magnet. In competitive Florida markets, resort-style pools with cabanas and lounges, rooftop decks with skyline or water views, and integrated wellness features like fire pits and outdoor kitchens drive higher pre-leasing, longer stays, and those premium rents developers chase. Residents don't just live here; they obsess over it, share it, and never want to leave.
3. State-of-the-Art Fitness & Wellness Areas
Modern residents want more than a gym… they want a lifestyle that supports their well-being every single day.
If you were thinking about future trends two years ago, your projects being built today should already be weaving wellness deep into the fitness amenities. But in case you were living under a rock and missed the term "biohacking," I'm sure you're up to speed now. If not, time to do a little research—this trend is going nowhere but up.
Fitness amenities need to go way beyond basic treadmills and weights. We're talking dedicated zones that feel fun, diverse, and actually inspiring: separate yoga studios for flow and breathwork, functional/HIIT/strength rooms loaded with suspension straps, boxing bags, battle ropes, turf strips for sled pulls, and equipment that layers real atmosphere instead of feeling like a sterile clinic. These spaces scream variety—residents can mix cardio, strength, boxing, or recovery without it ever getting boring.
To nail that true resort luxury vibe, get creative with the details: fresh towels on prominent display, sleek lockers with charging stations, hydration bars, and thoughtful touches that turn it into a high-end spa retreat rather than a chore. And the real game-changer? Recovery zones; cold plunges, infrared saunas, red-light therapy corners, or quiet lounges for stretching and cooldowns. These aren't trendy fads; they're tested, proven health hacks that boost recovery, sleep, mental clarity, and long-term resilience. Trends show they're exploding in multifamily because residents want to weave them into their routine—and you're giving them an extra hour back by ditching the commute to an off-site gym. That's valuable.
Make the whole area moody and motivational: dramatic lighting with intense shadows and strategic floods that amp up the energy, bold graphics or motivational murals, and mirrors placed thoughtfully—not just for form checks, but to reflect the best angles, expand the space, and capture those empowering silhouettes in flattering light. When people look their best... they feel their best. Period.
When these fitness and wellness amenities are inclusive, atmospheric, and genuinely inspiring, residents turn workouts into daily rituals. I've seen it a hundred times—they skip the outside gym membership, rave in Google reviews about the "state-of-the-art" setup, and post stories bragging "no need to leave the building." That kind of love translates directly to glowing resident satisfaction, higher retention rates, killer online ratings, and faster pre-leasing from those killer renderings.
It's the ultimate win-win: developers get boosted leasing velocity and premium rents, residents get stronger bodies and clearer minds, and the property becomes that place everyone talks about. In competitive 2026 markets, a basic gym won't cut it… wellness-integrated, resort-feel fitness areas are what make residents stay... and stay obsessed.
4. quiet luxury Co-Working Spaces
Even though you live in a ‘vacation’ destination, you still have to work. Work-life balance has taken on a whole new meaning these days…especially in Florida, where everyone's migrated to but still running businesses back in their former cities. Residents need a remote/hybrid setup that delivers flexibility without sacrificing privacy, productivity, or comfort.
Offering an office that’s speaking the same language that the lobby started (the concept), with dedicated productivity zoning that feels like a luxury office crossed with a dream vacay. It's easily achieved with creative lighting, acoustic panels or sound-absorbing materials, ergonomic comfort, hidden/embedded power supplies, and biophilic touches for that calming resort-escape vibe. Even better if you can program these into spots with retractable walls or storefront glazing opening to views of the grounds. Studies show our nervous system responds to nature's cues and helps with concentration, so indoor/outdoor flow literally equals better workflow.
Flexible space is key when mapping out these little luxury offices, because we need to appeal to all shapes and sizes of people and their work styles. Provide private pods or phone booths for focused calls, communal tables for collaboration, mini-booths or cozy lounge seating for brainstorming while staying visible. Hi-tech that disappears into the background, sleek setups perfect for "work from paradise" posts, or tucked-away nooks that look straight out of a high-end hotel business center. Residents snap and share, and suddenly they look gorgeous on Zoom calls with that flattering natural light and backdrop.
For developers, this is a total game-changer: it attracts remote professionals and digital nomads, ramps up daily clubhouse usage, sparks spontaneous community connections (those coffee chats turn into real bonds), and drives higher resident satisfaction and retention. In 2026 trends, flexible co-working amenities rank high on renter priority lists, helping justify premium rents and faster lease-ups. No more slapping in just a desk... this is the "work from home... but not really from home" productivity spot residents won't want to leave.
5. Timeless Design that’s Relatable
Finally, don’t chase every trend with the design. Stick faithfully to the concept, and execute it in a way that transcends time…using design elements that everyone instinctively loves. Weave in modern touches because this isn’t a historic replication; it’s rooted in today. Keep with your concept, remaining loyal to the brand, the demographics, and the property itself, but also makes it feel like it’s been there forever through organic, relatable materials that spark nostalgia.
Trends come and go, but timeless design endures. Unless you’re intentionally recreating a historic style, keep the look fresh, current, and authentic to the modern era. Layer in the concept storytelling throughout the grounds and clubhouse with elemental touches: fire (fire pits, linear flames), water (gentle features, reflecting pools), and metal (brushed accents, sculptural details). These aren’t just aesthetic—they’re sustainable, align with feng shui principles for flow and harmony, and draw on natural materials that have been around forever. Nature isn’t going anywhere (as long as we respect it), and it’s what every child, adult, or elderly person connects with on an intrinsic level.
Timeless designs create that sense of familiar comfort, bridging humans and the built environment in a way that never goes out of style. It feels warm, lived-in, and welcoming from day one, yet ages gracefully. It’s good honest sustainable design that you don’t have to do a total rehaul in 10 years.
That’s the least of my reasons for loving timeless approaches, but it’s the highest reason for you. You have a clubhouse that continues to justify premium rents long after the trends have moved on.

addendum
Having wrote this blog with design hacks last year, I sit here today with my coffee browsing Pinterest for concept images, I’m seeing how the worlds of hospitality, resorts, and multi-family clubhouses are influencing each other more than ever. I can no longer distinguish between a hotel lobby and a clubhouse lobby. Boutique hotels and resorts are pulling in that residential warmth, community-driven gathering, and flexible everyday living that multi-family spaces have perfected, as Clubhouses continue to elevate with deeper resort-inspired escape and indulgence. Hotels are embracing residential warmth and community-driven spaces, while clubhouses are elevating into destination status. Biophilic design, indoor–outdoor flow, wellness integration, and story-driven environments are shaping both worlds simultaneously.
This isn’t a trend… it’s a design evolution.
For us, resort-inspired multifamily design has always been personal. From renaming leasing desks to concierge desks over a decade ago, our goal has remained consistent: design clubhouses residents actually use.
In an increasingly fast-paced and isolated world, these spaces provide daily moments of restoration, connection, and escape. That’s why the work matters…and why resort-style multifamily amenities aren’t going anywhere.
The 2026 trends of today in Amenities will become the timeless classics.
A few standouts we’re weaving into our projects today
Deeper biophilic integration - 20’ tall bamboo, back lit faux clerestory with windows of blue skies, lighting, both real and simulated cast through perforated brick or breezeblock, and slat walls. (yes the trend I am maybe tired of but will never retire) Integrating sounds and smells through technology, a plunge pool in a tropical oasis.
Smarter tech space that disappears into beautiful design along with flexible places to work (or play) while ‘on vacay
Local storytelling through authentic details as fine art or installation art. Bringing the area into the community in creative thoughtful ways.
Multi-sensory journeys - Textures & warmer palettes moving away from cool gray minimalism to soft neutrals and materials that tell a story of the area’s history and culture. The biophilia, collections of tactile objects, or collections of global objects for that well-traveled feel…all happening in unison and harmony…creating that awesome resort magic that you never want to leave.
